Energy Performance Certificates

Explained

As from 14th December 2007 all homeowners selling their property will be required to produce a home information pack.  Included in this pack must be a Domestic Energy Assessment Certificate.  Also from April 2008 these certificates will be required on the sale, letting and construction of all commercial buildings.

The certificate includes the date, construction and location of the house, and other relevant information (heating systems , insulation or double glazing etc) and their energy efficiency.  This is rated on a scale from A-G.

The Energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating, the more energy efficient the home is and the lower the fuel bills will be.

The Environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (CO²) emissions. The higher the rating, the less impact it has on the environment.
